Rules
Here's a reminder of the building's rules and regulations.
Building rules must be respected at all times.
They serve to standardize authorizations without causing prejudice to the neighborhood.
Special authorization may sometimes be granted. In such cases, written authorization must be obtained from the manager, otherwise we may require compliance. Failure to do so may result in termination of the lease with penalty.

How it works:
First, you speak to an emergency operator. She is there to help you.
- You give her your adress, which will enable her to pass on the right information to the person in charge, who will call you back within a short time (normally 1 to 10 min.).
- You explain the nature of the emergency, for example, water leaking from the ceiling.
- You then give them your name and telephone number.
- A maintenance man will call you shortly and be with you to resolve the situation.
IT IS VERY IMPORTANT TO USE THIS SERVICE FOR EMERGENCIES ONLY.
Home insurance
Home insurance is mandatory in all apartments under our management. This is a clause in the building regulations to protect both the tenant and the neighboring tenants and the owner. This insurance helps protect you in the event of significant damage, fire, or breakage for which you are responsible.
Otherwise, you could be held liable and pursued legally to recover the necessary repair costs. Tenant insurance will also serve you in case of theft in your apartment, your car, or elsewhere.
You can obtain this type of insurance for a cost ranging from $20 to $40 per month, depending on the value of your belongings and the type of dwelling to be insured.

Confidentiality
The entire Thrace real estate team is committed to respecting the confidentiality of personal information collected from its clients, tenants, partners and employees, in accordance with the requirements of the Act on the protection of personal information in the private sector. The company has therefore adopted policies and procedures to comply with these laws.
Rent payment
Rent must be paid on the 1st of each month. Frequent late payment may have legal consequences, including termination of the lease with penalty.
Method of payment
Post-dated cheque
Post-dated cheques are the simplest and safest way to pay rent. A series of cheques can be written for the year or for a certain period. This method of payment is the most popular with our tenants.
E-transfer
This type of payment can be made at any banking institution.
Most deposit accounts are with Desjardins. Call our account manager to obtain the necessary information for your E-transfer. E-transfers are usually made via AccèsD Desjardins, which is the second most popular among our tenants.
Cash payments
All cash payments are made at the Gestions Thrace inc. office, 1175 rue Bellefeuille, Trois-Rivières, Qc, during normal business hours. This method is rarely used, but is always available.
Renewal notice
Renewal period
The renewal period for leases of 12 months or more is between six and three months before the end of the lease term. The landlord will send a renewal notice specifying the new lease conditions. The tenant will have thirty days to respond if he accepts or refuses the new conditions.
Respond to renewal notice
You will receive your renewal notice electronically, so you can easily and securely respond ans sign directly on your favorite mobile device or your computer, thereby reducing the use of paper. Signing your renewal notice can only be done when all the tenants of the address have given a response, either accepting or refusing in the electronic platform.
If no response is given after thirty days, the lease is then automatically renewed. We are always very happy to keep our tenants!
Maintaining your apartment
Bathroom
SINK: Clean and do not let hair accumulate to avoid clogging the pipe.
TOILET: Do not flush cigarette butts, food, sanitary napkins, tampons, or any solid object that could block the pipe. It is your responsibility.
BATHTUB: Thoroughly clean the shower surround, silicone joints, and ceramic at least once a month to prevent mold growth. Mold can spread in the apartment and cause respiratory illnesses.
MOLD: If mold forms, treat it with pure bleach and/or white vinegar and a small brush. Mold problems are generally caused by high humidity (failure to use the fan) or poor bathroom maintenance. It is your responsibility to maintain it properly.
VENTILATOR: It is advisable to turn on the fan for the shower or bath after each use to reduce humidity levels. This practice will prevent mold from forming quickly and reduce the frequency of maintenance. It will also prevent condensation on your windows. Mold and humidity, it stinks!
Kitchen
KITCHEN HOOD: Clean the kitchen hood regularly, especially after each frying use. Turn on the hood each time cooking elements are used to remove as much moisture as possible.
SINK: Do not throw food in the sink; always clean it well to avoid clogging. It is your responsibility!
STOVE AND REFRIGERATOR: Move them at least once a year to clean behind each. Clean the refrigerator regularly to avoid odors. Clean the oven at least once a season to remove grease.
Floating Floor
It is strictly prohibited to use strong bleach or any other strong product on the floating floor covering. Use a mild soap to clean, lightly dampen, and dry well. Do not use a lot of water, only a semi-damp cloth, or the floor will peel and separate. With heavy water use, water will penetrate the cracks and joints of the floor, causing it to lift. This floor will then need replacement as it will have absorbed water. Proper maintenance of your floor is your responsibility! No excessive water on the floors; use a lightly damp mop to clean the floor.
Taking possession of an apartment
The usual date for taking possession of an apartment is July 1. However, possession can be taken at any time of the year, depending on an agreement with the landlord or the tenant vacating the unit.
Site inspection
When you take possession, we suggest you inspect the apartment and report any defects or damage caused by previous tenants. We will then make the necessary repairs, and you will not be held responsible for them when you leave.
Handover of keys
Keys must be handed in either with the outgoing tenant or with the building manager. Communication between tenants and the office is essential to organize this procedure to everyone's satisfaction.
Please Note: Every tenant is responsible for the upkeep of his or her apartment. You must leave your apartment clean out of respect for those who will be moving in. To those taking possession of an apartment: don't hesitate to ask the outgoing tenant to clean up. It's their responsibility. The manager will also issue a reminder and follow up.A little saying to help you: The cleanliness of your surroundings reflects the cleanliness of yourself. So make yourself shine!
Animals
No animals are allowed in the premises except with the special and written approval of the property manager.
Failure to comply with this directive may have legal consequences, and compensation may be required.
The expulsion of the animal may be demanded at any time.
Some individuals have been allowed to have an animal due to health reasons. The fact that a neighbor owns an animal in no way authorizes another tenant to have one, except with the approval of the owner.
Decoration
Decorating your apartment is highly recommended and even encouraged. However, you must abide by the building's rules and regulations, which are attached to your lease.
Unless you repaint everything white before you leave, bright, dark colors are not permitted.
Decoration ideas for trendy apartments!
- Natural or artificial decorative plants.
- Modern or old-fashioned furniture.
- Frames and paintings.
- Artistic and personal photos.
- Utility furniture such as desks, reading cabinets, well-stocked bookcases and china cabinets.
- Area rugs for the living room, bedroom or hallway.
- Curtains or blinds for windows.
- Decorative floor, ceiling or wall lights.
The following decorations must all be removed and the walls painted solid white before you leave.
- Dark paint repainted white
- Carpeting removed
- Stickers and graffiti removed
- Holes in walls filled
- Any physical modifications made without approval.
- No furniture is to be left in the apartment for any reason.
Garbage
Containers are provided for your use in the building parking lots. No garbage cans inside hallways, on balconies, or any common areas will be tolerated.
All forms of garbage or waste are strictly prohibited in the building hallways and on balconies.
Large Items
For the pickup of any large items, you can contact the City of Trois-Rivières to notify them and learn about the pickup schedule for these items. No fees are charged by the city.
Conditions to follow:
- Notify the City of Trois-Rivières waste pickup service of the address and description of the item.
- Keep them dry or protect them from water by covering them in case of precipitation
HVAC interior equipment
Air exchanger
The air exchanger filters are located at an angle
on top of a metal or plastic block. These filters are washable
with mild soap and should be completely dry before replacing. You can
also vacuum them to remove dust and then put them back in place.Heat pump/air conditioner
The heat pump or air conditioner filters are located inside the wall unit.
Similar to dryer filters, these filters are washable with mild soap and should be
completely dry before being put back in place. You can also vacuum to
remove the dust and put them back in place afterwards.Lease termination
The termination of a lease is an agreement between the tenant and the landlord to end a lease. However, the landlord may refuse to terminate a lease. In such cases, the lease must be honored until its conclusion.

Lease transfer
Lease transfers must be carried out in collaboration with and with the agreement of your building manager. We reserve the right to accept or reject any tenant who wishes to take over your lease. Potential tenants must meet our eligibility criteria, i.e. solvency (financial situation) and desirability (reference).
You can have them fill out the Rental application document and bring it to us. You can also refer them directly to your building manager for verification.

Leases
A lease is a contract, a commitment to be upheld according to the specified conditions and terms. Any modifications or non-compliance with it may have legal consequences.
Addenda to the lease, such as the building regulations, must be respected in the same way as the components of the lease.

Maintenance
Les Gestions Thrace offers its customers a maintenance service. This service includes all tenant service calls, as well as concierge services for building common areas.

Our team is fast, efficient and courteous.
Our service is available during office opening hours. However, a team is on duty throughout the week, Monday to Friday, from 8am to 5pm.
Our policy:
A maintenance man will call you before the visit to let you know, and will make an appointment if you wish to be present.
In case of absence, a note will be left to let you know the progress of the work, the expected completion date and any other information that may be useful for the smooth progress of the work.
Moving out
When a tenant vacates a residence, it must be mandatory to be clean, emptied of all your belongings (furniture and personal effects), and ready to welcome the new occupant.
Tasks to be performed before leaving:
- Empty the apartment.
- Clean the floors.
- Clean the bathroom (tub, toilet, sink, mirror, glass).
- Clean the windows.
- Remove all decorations from the walls.
- Repair holes in the walls.
- Empty and clean the refrigerator, if included in the lease.
- Clean the stove and oven, if included in the lease.
- No furniture should be left in the apartment during your move, except for those specified in the lease.
In short, leave the apartment as you would like to receive it. If you maintain your apartment daily, the task will be very easy.
The cleanliness of your environment reflects your personal cleanliness! Be clean around you and with yourself! Any physical damage, such as holes in the walls, doors, broken floors, mold, water accumulation, any form of damage, or condition that can deteriorate the physical premises will be reported to the legal system and will be pursued in court.
Noise
Noise can sometimes be a source of tension among tenants.
The guideline for accepting a noise level is to allow other tenants the full enjoyment of the premises.
We define full enjoyment of the premises as the tenant's obligation not to disturb neighbors and to avoid any noise that could hinder the normal enjoyment of others' premises.
We strongly recommend that tenants reduce noise from 9:00 PM to 7:00 AM to allow neighboring tenants the full enjoyment of the premises. During daytime hours, from 7:00 AM to 9:00 PM, normal noise associated with living in a dwelling should be tolerated.
If, however, a neighbor is making too much noise, a small, polite, and courteous intervention at their place should be attempted first. If the noise persists, contact the property manager, and they will be happy to work with you and the offending tenant, maintaining anonymity, to resolve the situation.
Examples of excessive noise:
- TV or stereo volume too high
- Walking with shoes or heels in the dwelling
- Running in the dwelling or the corridor
- Yelling, speaking loudly
- Any form of abnormal noise during nighttime hours.
Parking
The number of allocated parking spaces and assigned spots is specified in the lease. You can contact the manager of your building to obtain a parking plan and get more information about any changes. Under no circumstances can a tenant park in another tenant's parking space without their permission.
Vehicles parked in the wrong places may be subject to towing.
Overnight Parking in Winter
The city of Trois-Rivières provides daily information about overnight parking. The phone number to obtain this information is 819-377-5308.
